Want to sell your home fast? List it on a Friday
by Tim Manni
The last few years have been a buyer’s market, not a seller’s market. Falling home prices and strict lending conditions have left many sellers unable to find qualified borrowers willing to pay top dollar.
Sellers need to do everything they can these days, from making the proper repairs, to hiring a home stager, to deciding which day of the week to debut their home listing.
Wait, what’s that? You’ve never heard about that last part?
As it turns out, home sellers can help their cause by debuting their property on a specific day of the week.
According to recent analysis from Redfin.com, sellers who debut their home listing on a Friday stand the best chance at gaining the greatest amount of exposure and receiving offers closest to their asking price.
What makes Friday so special?
It’s because most potential homebuyers tour homes over the weekend. “Saturday and Sunday have 2.5x as many tours per day than Monday to Friday,” according to Redfin.
As potential buyers are scouting homes to look at over the weekend, it stands to reason that buyers start with the latest listings, trying to snag a great deal before any other borrowers see the property.
“These factors put homes listed on Friday in front of more touring buyers on the weekend (which our touring data bears out),” said Redfin. “More tours leads to more offers, and more offers leads to a better price and a better chance of selling.”
Last week, HSH.com contributing writer Lynnette Khalfani-Cox explained how to sell your home in 24 hours. She discussed four strategies to help you get your home on and off the market in just one day. Now, it seems that there’s a fifth strategy: debut your home listing on a Friday.
